Energy audit of buildings and networks

Energy audits of buildings and networks are one of the basic inspections ordered by investors at the stage of the building insulation examination and evaluation of media distribution at the site, prior to the modernization of buildings. It is necessary to carry out this sort of audit, if the cost of heat supply to buildings is increased or for the purpose of thermal efficiency improvement which is to be implemented based on the EU funds. The following study provides information on possible reductions in energy demand and expected costs of thermal efficiency improvement.

Purpose and scope of energy audit of buildings and networks

The aim of the study is to examine the cost of heat supply and cooling. In particular, the losses of heat distribution and cooling facilities on site are the subject of this study.

The research is based on the detailed measurements of steam and water flow (hot and cold). For the duration of the execution of works, appropriate flow meters (non-invasive or the immersion ones- in case of steam) are placed on the installations, performance measurements of the heat exchangers and pipeline thermal measurements are then performed. On the basis of the measurements taken, a design concept is prepared as far as modernization of the shell of buildings and the insulation of water and air pipelines are concerned, and within the scope of the heat transport between sources and receivers. In addition, the technical condition of external partitions of buildings is examined and the energy losses of such partitions are assessed.

Due to significant discrepancies between normative and actual conditions, audit seems to be an excellent tool for verifying the cost-effectiveness of multiple thermal insulation technologies.

Scope of research and analysis:

  • analysis of the condition of the external partitions of buildings,
  • analysis of thermal insulation of pipes,
  • efficiency analysis of heat exchangers,
  • analysis of the possibility to optimize the media flow or the diameter of heat and cooling pipelines.

Measurements for the above specified scope:

  • thermal imaging measurements,
  • temperature measurements,
  • measurements of actual thermal transmittance of partitions (if the weather conditions are suitable),
  • flow measurements in pipelines.

The summary of the audit includes the presentation of economic effects achieved through implemented changes, together with approximate costs of recommended implementations and savings resulting from the upgraded system operation.

Overall, in consequence of the audit recommendations within the scope of buildings and networks, DBE's clients reduced their energy consumption by approximately 106 GWh and thus achieved the average annual savings of nearly USD 3.6 million. The total payback period covering all investments slightly exceeded 3.5 years.
